A lot of clients tell us they are waiting for home prices to drop before buying their next home. So are prices coming down?

We looked at Central Florida homes sales in January of 2024 and compared them to home sales in January 2025. The results were fascinating.

In January 2024 2896 homes sold for an average price of $446,518. In January of 2025 2854 homes sold for an average price of $485,061. That's an increase of about 8%.

But here is an interesting statistic. In January 2024 it took an average of only 55 days to sell a home. In January of 2025 it took an average of 72 days. That's an increase of about 30%.

So what does that mean for you? Homes are sitting on the market longer and that puts you in a better negotiating position.
